What should I look for when engaging a builder?
What sort of qualification does he have?

How long does it take to build a home?
Generally single storey homes can take between 6 to 10 months from the time the slab is poured.
Two storey homes you allow for around 12 months from the time the slab is poured.
You will need to allow around 3 to 4 months for the buildings approvals.
Will the new 6 star rating have an effect on the cost of my home or development?
The stainless steel coffee cart is 1700mm (long) x 750mm (wide) x 900mm (high)
What can I save by going through a broker?
By insuring that builders are pricing against other builders in a competitive tender the saving can be as much as 5% to 10%.
How do I start the process?
The first step is to see a Designer or Architect. Depending on your requirements once you have your design you can either submit for tendering yourself or let a broker do the hard work on your behalf.
Here at One M Group, the owner of the business is the designer and also a builder. So we can either simply design your home or development or we are well qualified to do all the negotiating on your behalf.
What approvals do I need?
One M Group are fully conversant with the Building Code of Australia and Residential Design Codes.
We will liaise with ACTPLA and all relevant Government authorities to obtain all of the necessary licenses and permits for your building project. This includes the submission of construction drawings required in order to obtain a building license.
We are experienced in navigating the planning and building license approvals process with your local council.
In addition to this we will also organise the site survey, and structural engineering details requirements.
What is practical completion?
Practical completion means the renovation is complete, but does not mean it is perfect. In other words, you can live in the house. At time of handover, a Practical Completion inspection will be made by the One M group, and any defects if any will be noted.
These will be rectified within a reasonable time.
How long is the council approvals process?
As a guideline the Council building approvals process takes approximately 12 weeks. This may differ depending on the time of year, Council requirements, buildings procedures and administrative resources. One M Group are highly experienced in liaising with both ACTPLA and QBN City Council to seamlessly navigate the building processes on your behalf.
Please appreciate that the number of building applications either Council may be processing at any one time can vary, therefore occasional delays may occur. By choosing One M Group to assist with your buildings approval process, you can rest assured that delays caused by application errors are extremely unlikely, and we will carefully monitor your case to ensure that it is progressing in a timely manner.
